Map every connection
Provide drawings showing the addition, the main building and the proposed final arrangement. Identify shared roofs, walls, floors, openings and services. Mark any connection that is unknown rather than assuming the addition was built independently.
Explain whether occupants remain in the main building. The designer and responsible contractors need to address access, separation and essential services during the work. These are project requirements to resolve before demolition, not consequences to manage after the addition is gone.
Obtain the design and approval decisions
The appropriate building professionals should determine structural implications, necessary temporary arrangements and the retained building’s final condition. The municipality should review the actual proposal for required approvals. This is not a scope to classify as ordinary selective removal solely because only part of the property is affected.
Material surveys, utility decisions and any heritage or conservation considerations should cover the removal area and its interfaces. Make sure the documents describe the same work boundary. Conflicting drawings and verbal instructions should be reconciled before the removal package is assessed.
Assign the reconstruction at the junction
Name the parties responsible for roof and wall closure, drainage, external finishes and service changes. A demolition-only scope should state its handover point to those trades. Send YAK the reviewed design, decision status and retained-building requirements. Engineering, structural alteration and weatherproofing are not assumed YAK capabilities simply because a demolition enquiry is accepted for discussion.
