Keep demolition completion and tax records separate

Finishing the physical removal does not necessarily close the municipal file or update property-tax records. Keep these as separate administrative tasks, with a responsible person and the evidence needed by the relevant office.

Confirm the permit’s completion requirements

Ask Building Services what inspection or final information is required for the approved scope. Keep the permit reference, relevant reports and written inspection outcome together. If an item remains outstanding, record it explicitly rather than describing the permit as complete because the site is clear.

The contractor’s handoff and a municipal inspection serve different purposes. The owner should understand what each confirms, including any retained foundations, services or other elements that are part of the approved end condition.

Ask the local tax office about the next step

Windsor publishes a tax-adjustment application route that includes demolition-related circumstances and requests supporting documentation. Amherstburg’s demolition guide says its tax adjustment is not automatic and refers owners to its Finance Department after demolition and inspection. Lakeshore also directs owners to request reassessment separately.

Use your own municipality’s current process and deadline. The existence of an application route does not guarantee eligibility, a reduction or a particular result. Ask the municipal tax office or your adviser how the circumstances of the property should be documented.

Create a usable closeout bundle

Keep the agreed scope, dated completion photographs, inspection correspondence, utility records and relevant receipts in one organised file. Preserve the original documents rather than only a summary. That bundle can also help explain the site’s condition to the next designer or contractor.

When agreeing a project with YAK, specify which completion records the demolition scope will provide and which applications remain the owner’s responsibility. Tax advice and municipal reassessment are not demolition services. A clear handoff makes those later owner tasks easier to identify without promising their outcome.
