Establish the project information
Provide the proposed use, available drawings and a room-by-room list of finishes or fittings being considered for removal. Identify retained windows, stairs, fireplaces and other elements. Include any notices, inspection reports or professional assessments relevant to the property.
Explain who controls access and whether the building has been assessed as suitable to enter. Do not enter a damaged or insecure space to collect photographs. An exterior image and existing documents can begin an enquiry while appropriate access decisions are being resolved.
Check assumptions about services and materials
An apparently unused building may still have active or shared services. Obtain information from the relevant providers and qualified trades rather than assuming vacancy means isolation. The removal scope should identify the systems that remain and who confirms their status.
Material reports should cover the areas and layers proposed for disturbance. If records are incomplete, say so. A full interior gut is not a substitute for assessment of unknown materials, structural conditions or damage, and it does not establish that every wall or ceiling can be removed.
Define why the interior is being cleared
Ask the rebuild designer what needs to be exposed and what should remain. Separate finish removal from structural alterations, repairs and remediation. Send YAK the project documents and decision status so an assessment can focus on the actual removal package without implying that an empty interior resolves the property’s outstanding condition or approval issues.
Bring these details
- Provide condition reports and access authority.
- Verify service status rather than assuming isolation.
- Link the removal boundary to the rebuild plan.
