Check heritage status before Windsor removal work

A property’s appearance is not a reliable test of its heritage status. Before proposing removal, establish what the municipal record says and which parts of the proposal need heritage review. Keep that answer separate from a general building-permit enquiry.

Identify the status and affected features

Windsor’s heritage-permit page distinguishes the review of heritage alterations from the additional submission requirements for demolition of listed, non-designated properties. Ask Heritage Planning to confirm the property’s current status, applicable documents and the route for your proposed change.

Describe what would be removed, including exterior elements or features identified in available records. A proposal to remove a building and a proposal affecting a particular attribute are not interchangeable. Do not assume that a neighbourhood name establishes either designation or exemption.

Prepare evidence without disturbing the building

Gather existing designation information, available drawings and current photographs taken from safe, permitted positions. Mark the proposal on a copy rather than altering the original record. If you cannot find a document, ask the City what information is needed instead of reconstructing a history from guesses.

Do not open walls or remove finishes simply to strengthen an application. Intrusive investigation, material assessment and structural assessment need their own direction. A heritage review is not a substitute for those professional decisions.

Keep approval conditions in the work boundary

Once the authority provides its direction, ensure the demolition scope reflects any required retention, documentation or other conditions. Give the relevant documents to everyone preparing the work. An informal conversation or receipt of an application should not be described as permission to proceed.

Tell YAK whether heritage status is confirmed, under review or unknown. The enquiry can focus on the removal you are considering while the City determines the approval route. No approval outcome or specialist heritage-demolition capability is implied by requesting an assessment.
