Rooms and interiors

Assess attic finishes before planning their removal

An attic room can look like an ordinary bedroom while presenting very different access and structural questions. Sloping finishes, limited headroom and a narrow stair affect the assessment. Removing an attic lining should not be described as permission to disturb the roof structure or insulation.

In this guide

Identify the room and the intended endpoint

Explain whether the space is a finished room, a storage area or an unfinished roof space. List wall linings, sloping ceiling finishes, fitted storage and floor coverings to be considered. State what the next contractor needs to inspect or rebuild once those finishes are removed.

Include existing drawings or alteration records if available. The visible shape of a cupboard or a boxed-out section does not identify the framing or services behind it. Retaining the roof, ceiling below and any required separation should be explicit in the brief.

Flag materials and access that need assessment

Do not disturb loose insulation or unknown materials to obtain a photograph. Send existing reports to the assessor and identify which areas were actually surveyed. Ontario’s asbestos guidance treats potentially disturbed materials as an assessment issue; it does not support deciding their composition from a picture.

Describe the staircase, hatch or other access route as it exists. A plan that depends on an enlarged opening or temporary external access is a separate decision requiring review. Also identify occupied rooms below and any protection or access restrictions imposed by the building owner.

Avoid bundling roof work into interior removal

Roof repairs, ventilation changes, new insulation and structural alterations need their own responsible parties and specifications. An attic strip-out should end at an agreed boundary that the next trade understands. When contacting YAK, explain why the finishes are coming out and whether the proposed conversion has already been reviewed by the relevant municipality.

Bring these details

  • Identify finished room versus roof-space access.
  • Keep roof structure and unknown insulation outside assumptions.
  • Supply drawings and the proposed rebuilding purpose.
