Condominium demolition starts with the unit boundary

Inside a condominium unit does not always mean solely within the owner’s control. Before requesting removal, establish the legal unit boundary and the corporation’s requirements. A finish, wall or service can be connected to common elements even when it is accessible only from one unit.

Obtain the governing information

Ask the property manager for the relevant declaration, rules and alteration process. Mark the proposed removals on a plan and identify floors, walls, doors and services whose status is uncertain. The Condominium Authority of Ontario explains that common elements can include shared piping and areas reserved for exclusive use.

Do not treat another owner’s past renovation as approval for the same work in your unit. The existing condition, governing documents and proposed alteration need their own review. Keep written approvals with the drawings used to obtain the demolition assessment.

Resolve the practical constraints

Identify the corporation’s requirements for contractor access, loading, elevators, work windows and protection of common areas. Confirm who coordinates any building-wide service interruption. These arrangements should be available before the removal scope is accepted, rather than discovered when a crew arrives.

Ask the design team to identify structural, fire-separation and acoustic requirements that affect the proposed work. Material assessment also needs to cover the actual disturbance. The unit owner’s preferred layout is a starting point, not evidence that all surrounding construction may be removed.

Give the assessor one consistent package

Send YAK the marked removal plan, corporation decision status and access requirements. Identify retained items and the contractor responsible for rebuilding. A demolition enquiry does not replace board approval, a municipal permit or specialist design. Keeping those decisions aligned helps prevent a quote for a physical scope that the building has not authorised.
