Describe the layers you know about
Record the visible flooring by room and note changes at thresholds. If reliable renovation records show earlier layers, include them. Mark unknown layers as unknown rather than assuming the visible material is the only one present. Photographs should show edges already exposed, without creating new openings.
Separate the finish removal from underlay, adhesive residue, levelling compounds and subfloor replacement. State whether skirtings, door trims and fitted cabinets remain. These details affect the limits of the work more than a single total room measurement.
Agree what the installer needs
Ask the replacement-floor installer for a written description of the surface they expect to receive. A floor cleared of coverings is not necessarily ready for a new product. Grinding, moisture assessment, levelling and repairs may need separate evaluation and should not be silently included in a removal quotation.
Unknown backing or adhesive is a material-assessment question. Ontario’s asbestos guidance is relevant where suspect material may be disturbed; appearance or a remembered renovation date does not establish a safe removal method. The assessor should identify what information is needed before the scope is fixed.
Make transitions part of the brief
List the rooms that stay finished and identify shared thresholds or stairs. Explain whether furniture will be cleared and where material can leave the building. Give YAK the flooring type, approximate area, access constraints and the installer’s endpoint so the enquiry can be assessed without promising a particular substrate condition.
Bring these details
- List visible finishes and known underlying layers.
- Define adhesive and subfloor exclusions.
- Obtain the replacement installer’s acceptance criteria.
