List the room’s components
Identify toilets, basins, urinals, cubicle partitions, accessories, mirrors, wall finishes, floor finishes and ceilings. Separate reusable fittings from items for disposal. Include service access panels and equipment that must remain accessible.
Provide the proposed layout and identify whether plumbing positions, accessible facilities or room boundaries change. Removing fixtures in the same locations is a different brief from rebuilding the washroom arrangement. The designer should establish the requirements of the finished facility.
Coordinate services and continued use
The responsible plumbing, electrical and building-system parties should identify isolation and reconnection requirements. Shared risers or circuits may affect rooms outside the demolition boundary. Building management should also identify what facilities remain available to occupants and how work areas are separated.
Give the assessor any material reports and known moisture history. Removal of tiled assemblies needs a defined stopping point at backing, floor layers and retained construction. Unknown damage should trigger an agreed review rather than automatic expansion into adjoining occupied areas.
Make the handover measurable
Ask the refurbishment contractor to specify the surfaces and service condition they need. Repairs, waterproofing, new fixtures and compliance of the completed layout need clear scope owners. Send YAK the plans, component list and occupancy constraints so demolition can be considered within the wider refurbishment instead of implying a complete washroom renovation service.
