Separate the fixtures from the wall and floor system
Identify the bath, shower enclosure, toilet, vanity, mirrors and fitted storage individually. State which items are to be retained, and whether keeping them intact is essential or only a preference. Glass, stone and large fixtures also need an agreed route out of the building.
For tiled surfaces, distinguish tile-only removal from removal of tile, mortar, backing board and associated layers. A photograph of the finished wall cannot establish what lies behind it or whether a retained waterproofing system will remain suitable after disturbance.
Let the rebuild determine the stopping point
Ask the bathroom installer to describe the condition required for new work. That may involve a different boundary at the shower, at dry walls and at the floor. Avoid instructions such as “take everything out” when pipework, framing or a ceiling below must remain.
Have plumbing and electrical responsibilities identified before the strip-out. In a shared building, confirm whether the relevant shut-offs and services affect other occupants. If damp materials or concealed staining are found, the next decision is assessment of the cause and extent, rather than automatically extending cosmetic removal.
Describe access and what remains in use
Mention the storey, stairs, narrow doorways and whether this is the only available bathroom. A sequence that keeps another bathroom usable needs to be agreed rather than assumed. Send YAK a clear list of removals and retained items so the assessment can distinguish demolition from plumbing, waterproofing and replacement work.
Use different endpoints for wet and dry areas
A bathroom can need several removal boundaries in the same room. Record the shower enclosure, remaining walls and floor as separate items. Beside each, write what is removed, what is intended to remain and who confirms the exposed condition for the rebuild.
For a hypothetical partial renovation, the shower tile and specified backing might be assessed for removal while the vanity and dry-side floor remain. That does not prove the existing waterproofing can be reused. If the installer instead requires a complete new wet-area assembly, revise the removal brief before accepting a fixture-only quotation.
Bring these details
- List fixtures separately from finishes.
- Ask the rebuild trade for removal boundaries.
- Flag shared services and the only usable bathroom.
