Separate water-damaged finish removal from fixing the cause

Removing wet or stained finishes is only one possible part of a water-damage project. The source of the moisture and the extent of affected materials need to be understood before an ordinary renovation scope is agreed. Demolition should follow the assessment, rather than become a substitute for it.

Share the event and existing findings

Tell the assessor when and where water was observed, whether the source has been identified and what professional work has already occurred. Supply relevant reports and photographs taken from safe accessible areas. Distinguish known findings from assumptions about concealed damage.

Identify the affected rooms and the finishes proposed for removal. If an insurer, restoration specialist or building professional has set a scope, provide the current version. Conflicting instructions should be resolved before a removal contractor is asked to follow them.

Keep remediation and demolition responsibilities clear

Health Canada’s guidance stresses addressing the moisture source and seeking appropriate professional help for significant or recurring mould problems. Surface removal alone does not establish that a room is dry, clean or ready for rebuilding.

If contamination, damaged electrical equipment or structural concerns are involved, the appropriate specialists need to determine the work and access conditions. A general YAK enquiry does not establish mould remediation, flood restoration or environmental-testing capability. Do not disturb suspect materials to demonstrate their condition.

Agree the release to the next trade

The project team should define the removal boundary, review point for newly exposed conditions and evidence needed before reconstruction. Ask who authorises any extension beyond the original affected area. Send YAK the assessed demolition portion, relevant reports and retained-item plan so the enquiry can be considered without promising remediation or an unsupported clearance result.
