Plan a laundry-room strip-out around connected equipment

A laundry area combines appliances, water, drainage, power and often ventilation in a small space. A removal brief should identify which connections remain available and which parts of the room are changing. Moving machines and removing fitted finishes should not be treated as the same work package.

In this guide

List equipment and fixed components

Identify the washer, dryer, sink, cabinets, worktop and storage fittings. State whether appliances are being reused, collected or replaced. Mention any stacking arrangement, platform or fitted enclosure that affects access, without assuming how it should be dismantled.

Describe wall and floor finishes separately from the equipment. If a basement laundry shares a room with heating or electrical installations, mark those retained systems clearly. The removal boundary should be understandable to someone who has not visited the property.

Resolve connections and the new layout

The appropriate trades should identify disconnection, relocation and reconnection responsibilities. Give them the proposed appliance locations and product information when available. Existing connections should not be assumed suitable for replacement appliances or a different room layout.

If the area has a history of leaks or persistent dampness, disclose it and share any reports. Removing stained finishes is not a diagnosis or a repair of the moisture source. Unknown materials exposed behind appliances also need assessment before the work extends into them.

Plan continuity and handover

Explain whether another laundry facility is available and whether adjacent equipment must remain accessible. Ask the rebuild trade to specify the desired exposed condition, including floor preparation and wall repairs. Send YAK the component list, access route and service decision status so the proposed demolition work can be separated from appliance installation and specialist trades.

Bring these details

  • List appliances separately from fitted finishes.
  • Identify all disconnection and reconnection owners.
  • Flag leaks and retained service equipment.
